$4m profit 'sign of a healthy property market'

A local property group says a tidy $4 million profit it made on the sale of a commercial CBD office building is a sign the Brisbane market is in good shape.

Trinity has sold its 14-storey 388 Queen Street building to an undisclosed private investor for $44 million, just 12 months after it bought the property for $40 million.

The group did not spend any money on physical improvements to the building but managed to renegotiate the lease it had with anchor tenant Suncorp, which occupies 70 per cent of the building.

Trinity chief executive Ben McCarthy said the sale was proof Brisbane's commercial property market was in fine form.

"Against the backdrop of volatile conditions in the wider national and international property market, Brisbane's CBD office sector continues to perform strongly," Mr McCarthy said.

"Knowledgable investors are still attracted by the market's underlying features of nominal supply coupled with strong demand for office space over the next 18 months.

"Brisbane CBD assets under $100 million are particularly sought after at present by the private sector investment market."

The building adjoined Trinity's four-building holding on the corner of Queen and Wharf Streets, which it plans to redevelop.

Property and funds management chief Bruce Baker said the 388 Queen Street sale would not impact its plans for the corner suite of towers.

"The Group is progressing with a redevelopment proposal for the strategic Queen and Wharf Street holding and 388 Queen Street is not considered critical to any future redevelopment," Mr Baker said.

Trinity had similar market success back in April this year when a UK-based fund manager bought the group's 12-storey, 82 Eagle Street office building for $37.5 million.
